This is never been truer to someone who wants to be a real estate investor. Both economic and personal forces are creating tremendous opportunities in real estate today. Inventories of properties for sale are sitting stagnant and economic times have forced a lot of people to need to sell putting downward pressure on prices. The fear for many potential investors is; will the market turn around so I can begin getting appreciation? For the Millionaire Real Estate investor you never gamble on appreciation. A good investment is one that provides passive income. The financial model on page 169; Buy It Right-Pay It Down-Pay It Off, has nothing to do with appreciation, although that is a bonus of real estate, it’s about passive income first and last.

For years buyers in the mountains searched in vain for positive cash flow. This was usually attained somewhere around the 50% down price point, not always a good cash on cash return. With more foreclosures and short sales coming on the market in the mountains the time is now right to capture passive income for your lifestyle.
